Existing house was very closed in, with the area being separated by an internal wall. Upon completion of this renovation the whole lower level was opened up to create an open plan living space. The space included a new kitchen with butlers pantry, new study, new main bathroom, new tiled floors throughout, new windows / doors to whole of lower level. The existing garage floor plan was also enlarged.

Project Challenges

Upon demolition of the lower level, we discovered the upper level was supported with steel beams, however these beams were not connected to any steel posts and they were basically sitting on top the lower level. We had to install new steel posts and weld these connections to ensure the structural stability of the upper level.

The existing concrete floor had been installed in various stages, so we had to place levelling compound to ensure the tiles were level and achieve a high end finish.

Once we removed the walls / ceilings from the individual rooms, we had to install a metal grid system so that the ceiling had one consistent height throughout the whole lower level.

- Integrated appliances through the kitchen
